A Tale of Two Price Tags, DN11 0 Property Market — July 2026
I’m going to start with a bold prediction: if you are planning to sell your home in DN11 0 this summer, you might find that your biggest "competitor" isn’t the house next door, but the price tag you put in the window. We are heading into a season where being realistic is going to be your absolute superpower.
To make sense of what’s happening from the leafy edges of Littleworth Lane to the busy heart of New Rossington, I’ve got a bit of a "Good News, Bad News" update for you this July.
The Good News: Your Bricks are Turning into Bread
Let’s start with the sunshine. If you own a home in DN11 0, you are sitting on a much bigger pile of savings than you were a few years ago. Since 2019, the average home here has increased in value by £16,996.
Think about that for a second. Without you lifting a paintbrush or laying a single tile, your house has "earned" nearly seventeen thousand pounds just by standing there. That is real money in your pocket—a 10.3% boost to your household wealth. Whether you’re in a detached family home on Brodsworth Way or a cosy terrace near the high street, the long-term trend is firmly up.
The Bad News: The "Price Gap" Grab
Here is the slightly trickier part. Currently, there is a bit of a disagreement between what sellers want and what buyers will pay.
Right now, the average price people are asking for their homes is £218,906. However, looking at the homes that actually crossed the finish line in the last year, the price people actually paid was £181,378.
That is a gap of over £37,500. It’s like entering a bake sale hoping to get £5 for a cake, but everyone walking past only has £4 in their pocket. In June, we saw asking prices creep up by another £1,124, but the prices people are actually paying rose even faster—jumping by £5,634 in a single month! This tells me that while sellers are reaching high, buyers are starting to chase them, but there is still a big gap to bridge.
The Choice on the Shelves
Did you know there are currently 84 homes for sale across our postcode? From the grander spots like Birchfell to the family pockets around Hollin Close, there is a decent amount of choice.
We are seeing about 16 sales happen every single month. In simple terms, that means about 1 in 5 homes on the market finds a buyer each month. It’s a "Seller’s Market"—which is just a fancy way of saying there are plenty of people looking to move, but not quite enough houses to go around, which keeps those prices firm.
What this means for you
If you’re looking at your home in DN11 0 and wondering "is now the time?", the answer is a "yes, but..."
Yes, your home is worth more now than it has been in years. But, if you want to be one of the 16 people who successfully move next month, you need to make sure your price tag matches what people are actually tapping into their banking apps.
Whether you're down in Rossington or closer to the village borders, the market is moving—you just need to make sure you’re moving with it!
