A Bit More Breathing Room at the Breakfast Table: Rossington Market Update — August 2026

Pull up a chair and let’s get the kettle on. It’s Sue, George, and George Jnr here, and we’ve been crunching the numbers over our morning brew.

You’ve probably heard the whispers down the high street or over the fence from a neighbour: "Houses are being snapped up instantly!" or "You’ve got no chance of finding a bargain right now!" Well, here is a little secret—the reality on the ground from Rossington over to New Rossington is actually looking a bit more relaxed than the headlines suggest.

The Myth vs The Reality

The big myth is that there’s a frantic "gold rush" happening. People think if they don’t put an offer in within five minutes of a viewing on Littleworth Lane, they’ve lost out. But the reality? The market in DN11 0 has just taken a long, deep breath. We’ve shifted from a "Seller’s Market" to what we call a "Balanced Market."

Think of it like this: a few months ago, it was like a busy Saturday at the local market where everyone is shouting and pushing. Now? It’s more like a pleasant Tuesday afternoon. There’s still plenty of trading going on, but the stock levels mean you’ve actually got room to look at the stalls without being elbowed.

The Human Side of the Numbers

Data tells us how many bricks and mortar have changed hands, but it doesn't tell us why. We’ve seen families moving into lovely spots like Canary Way to be closer to the grandkids, and others downsizing from Gattison Lane to free up some "fun money" for their retirement.

Last month, we had 84 homes for sale. This month? We’re up to 100 properties for sale across DN11 0. That’s 16 more families deciding it’s time for a fresh start. For you, that means a significant increase in housing supply to nosey at and 16 more chances to find "the one."

The Choice and Competition Test

Here is a "did you know" for you regarding the current market activity: we measure the relationship between the number of buyers and the total properties currently for sale to see how much choice for buyers there really is.

Last month, the ratio of available stock to sales was 5.3. This month, that figure has risen to 7.1. That jump of 1.8 is a big deal! It means the housing supply has grown relative to demand, which gives buyers some power back. We are seeing about 14 sales a month locally. With 100 homes to choose from, the maths tells us that the competition for sellers has increased, and buyers aren't in quite such a desperate rush anymore.

What This Means For You

If you’re thinking of selling: Don't panic! Market activity is still healthy. Whether you’re in a detached home on Brodsworth Way or a cosy spot near Hollin Close, people are still buying—14 families found their new home here just this month. However, because there is more competition for sellers, you can’t just "pick a number out of a hat" for your price anymore. You need to be sensible and make your home look its absolute best to stand out from the 99 other options currently on the market.

If you’re looking to buy: Hooray! You’ve got more choice and a bit more time to think. With higher stock levels, you don’t necessarily have to jump at the first thing you see. You have a bit more room to negotiate, especially since the average asking price is around £213,156, but the actual sold prices over the last year have averaged closer to £181,527.

If you’re staying put: Your home is still a fantastic asset. Even with the market balancing out, we’re seeing high-end sales reaching £600,000 in New Rossington and nearly £480,000 on Littleworth Lane. The demand for our little corner of the world remains rock solid.
